The goal of area development for the innovative 'Kontur-Park' IT cluster was to create the most favourable urban ecosystem possible, an environment including various functions, such as production, housing, recreation, sport, public services, and programming public events and processes for the activities of innovators involved in the sphere of developing and implementing new IT industry technologies.

The composition of the planning solution is based on the principle of phase-by-phase sustainable development for the facilities and the infrastructure. At the same time, the area has a clear functional zoning. Residential and public zones have a large number of typologies: it is a city, offering spaces enabling meetings and communication, with their structure equally open to changes, interaction and urban innovations, making it possible to develop new ways of social communication in the future.

According to the design proposal, 'Kontur-Forum' is the key public facility. It is a multifunctional transformer where mass cultural and entertainment events for several thousand people can be held year-round, which is in high demand for the SKB Kontur company in terms of shaping the overall corporate morale and common values among the staff. The inner space of the Kontur-Forum includes a climbing wall and a sports and recreation centre.

The heart of the district is its natural park, located in a swampland in the middle of the area. We propose keeping the natural ecological state of this area and improve it by means of locally applying landscaping urbanism. It is for a good reason that we called this park the heart of the district: on the one hand, all the residential quarters face it, and on the other hand, the main public square in front of the Kontur-Forum main entrance also opens onto it. Thus, the park becomes the central public communicative space, where all the residents and employees can find common interests in socializing, recreation and sports. Each resident can choose the way to spend their personal time – whether to stay in their private space or to interact with colleagues and neighbours. Residential space has vast green zones and private public centres. All the facilities are located within walking distance: a kindergarten, an educational centre, office and production buildings, Kontur-Forum, apartments, campuses and services.
