The designed area is located in the southwestern part of Yekaterinburg, in Verkh-Isetksyi administrative district. It is bounded on the north by Shirokaya Rechka residential development, and on the south – by the existing and projected Akademicheskyi district developments. The concept presupposes the development within the block bounded by Verkhneufaleyskaya, Rucheynaya, Savkova and Tenistaya streets.
A section of the design area used to constitute a part of Shirokaya Rechka district development plan. However, over the past years of development the built-up density of Shirokaya Rechka district has dramatically exceeded the estimates of the development plan. Elaboration of development plan for the second phase of Akademicheskyi district (located in close proximity to the design area) also started, which laid the groundwork for the development of an overall architectural concept along Verkhneufaleyskaya street.
By way of a planning structure a regular grid of blocks was chosen with a 100х100 m module. The shaped blocks are linked by a recreational and communicative boulevard, along which kindergartens and schools are located. Yard spaces of the housing groups are also partially located alongside the pedestrian recreational zone. These design solutions made it possible to achieve the optimum horizontal built-up density while keeping the living environment comfortable and maintaining the high quality of the development in terms of architecture and expressiveness.
The compositional solution for the boulevard relies on stressing the contrast between the distinct, regular grid of the blocks and the broken line of the recreational space outline. Changing the blocks outline on the border with the boulevard has provided the increase of insolation time for the northwestern façade front and allowed for the creation of a distinctive development skyline.
Creating a block development provides the alternation of private yard spaces, public gardens and parking zones. One of the project's ideas was organizing an inner pedestrian zone throughout the development area. It is presented as a communicative esplanade with fragments of housing group yards, which has made it possible to include sports grounds and leisure grounds for the residents into the overall structure of the neighborhood, thus, increasing the efficiency of area use.
